All About Epoxy Garage Floor Coating Systems

Why an epoxy garage floor? Ordinary garage floors are just gray concrete. Grease, oil and chemical stains will turn gray concrete into an ugly eyesore over time. An epoxy garage floor coating will give you years of service, durability and resists most stains. and provide you with a beautiful, finished surface to maintain the value of your home.

The most common epoxy floor coating systems

There are three common systems available to enhance your garage floor:

1. One color epoxy and polyurethane system

2. Epoxy chipstone (part vinyl chip broadcast) with polyurethane top coat system

3. Epoxy Granitex (100% vinyl chip broadcast) with polyurethane top coat system

Remember that with these three epoxy systems you have "good", "better" and "best" types of epoxy garage floor systems.

The good system

The single color epoxy polyurethane system lasts approximately 5-7 years, is maintenance free but requires a maintenance coat of pigmented polyurethane. This garage floor coating is usually a two coat thin coat system; with a thickness of 4-20 mil. It is applied with a roller or airless sprayer.

The better system

The epoxy chipstone system lasts approximately 7-12 years and requires no maintenance before a clear polyurethane maintenance coating is required. This epoxy garage floor system typically consists of a pigmented primer of epoxy; a pigmented color coat with a partial/slight transfer of vinyl chips into the wet epoxy; and a single layer of clear polyurethane for protection. The thickness is about 20-30 mils.

The best system

The epoxy Grantex system can last 12-15+ years and requires no maintenance before a polyurethane maintenance coating is required. This epoxy floor coating is typically a pigmented primer coat; a pigmented color coat with a 100%/complete transfer of vinyl chips; and two coats of clear polyurethane.

Preparation

Proper surface preparation is critical to the long-term success of the installation. All surfaces to be coated are to be cleaned of adhesion-impairing impurities. Concrete must be acid etched, shot blasted or diamond ground to achieve a profile similar to 120 grit sandpaper. After preparation, the concrete surface should be inspected for holes and cracks. If holes or tears prevail, patchwork should be done. Once the preparation is complete, the installation can begin.
