HOME INSPECTION CHECKLISTS: WHAT SHOULD BE THE EXPECTATIONS?

Purchasing your dream home is associated with a sea of emotions. If you have found one, you need an inspection now. HIRING A RELIABLE INSPECTOR:

A trusted home inspector is mostly provided by the real-estate agency but if it is not helpful, you can go for a search to find a good inspector.

You must ask the following question before hiring him:

Are you licensed?
Are you affiliated with any organization?
How much experience do you have?
What is the cost of your service?

After assuring that he is licensed and from a reputable organization, he is ready to go with you. Consider the cost-effectiveness as well.

FOUNDATION AND EXTERIOR:

Ask your inspector about the foundation of your home. Examine it yourself as well. See the cracks and water damage in the basement if any. Discuss with him the following questions and expect that all these questions will be answered by him properly

Is the foundation in a good condition?
Is there a proper drainage system?
Have you observed any water leakage or cracks in the plaster?
Is the exterior paint peeled or faded?
Is the chimney clean and open?
Is there any standing water?

INTERIOR:

Move to the interior after discussing the interior. The following points will satisfy you about the condition of the interior:

Is the interior paint neat or faded?
Are the walls in appropriate condition from inside?
Are the windows and doors installed right?
Are the doors and windows opening right?
Does the floor need replacement?
Are the kitchen and bathroom maintained right?

PLUMBING, ELECTRICAL, AND HVAC SYSTEM:

All three of them are pillars of home inspection. You should add the following points in your checklist to enquire from your inspector:

Are the pipes rusted?
Do the pipes have proper water flow or not?
Does any pipe face leakage?
Do we need to change the wiring of the home?
Are fuses and circuit breakers making issues?
Is there proper ventilation?
Is the heating temperature maintained right?
